Property Management and Residential Leasing Services

Owner services provided through Ellen Terry, REALTORS® include:

  • Maximum exposure of lease properties through advertising, newspapers, the NTREIS (MLS), inclusion on our award-winning Web site, and a "For Lease" sign placed in the yard
  • Maintaining awareness of market conditions to ensure property is leased at the highest value
  • Tenant search and evaluation (Final tenant selection is the decision of the homeowner)
  • Renters Index Report including a credit report, criminal and eviction records, and check writing history
  • Employment verification
  • Reference check
  • Verifying valid funds -security deposit, first month's rent, pet deposit, etc. - prior to tenants occupancy; security deposit held in a non-interest-bearing escrow account
  • Written property condition report completed by tenant prior to possession
  • Filling out lease agreement and explaining in detail to tenant prior to signing
  • Providing financial statement to owner on a monthly basis
  • Maintaining complete records of the property, including the amount of all rents collected, copies of all receipts for services of repairs, etc.
  • Coordinating maintenance repairs needed through qualified personnel; obtaining estimates for any major repairs
  • All tenant requests and problems to Ellen Terry, REALTORS®
  • On-call service 24/7
  • Owners notified of any needed repairs and/or maintenance
  • Periodic drive-by inspections of property
  • Maintain ongoing relations with property owner and tenant
